- Explain real estate representation relationships and my duties to you as a Buyer Client.
- Provide you with a Buyer Consultation to determine your particular real estate wants and needs and explain to you the entire Buying process. This includes providing information as to the advantages and disadvantages of the buying choices available to you, in order to help you make informed decisions resulting in the right purchase, best suited to you and your family needs.
- Maintain your confidentiality and represent your best interests throughout the buying process and through to the closing of your home purchase.
- Help you define your financial ability to purchase, explain alternative methods of purchasing and financing, and assist in arranging mortgage financing.
- Provide an action plan for locating the right property, including properties not listed on MLS, at the right price and terms, in an acceptable time frame.
- Search using available mentods to locate property that will best meet your needs and wants. This may include properties listed with our office, offered through other real estate companies, as well as unlisted properties.
- Disclose material facts known about the property, and material facts about surrounding properties and other relevant information that will likely affect your ability to purchase the home at the right price and terms.
- Provide you with Market Evaluations on properties that are of interest to you, and suggest negotiating strategies to help you obtain the most advantageous price and terms.
- Create an Agreement of Purchase and Sale to protect your interest and best suit your needs, and present your offer in a light most favourable to the seller and or his agent.
- Make recommendations of other service providers and professionals (i.e. lawyers, building inspectors, mortgage brokers, accountants etc.) whose expertise may be required for information or assistance throughout the selling process.
- After acceptance of your Agreement of Purchase and Sale, monitor all activities throughout the conditional period and prior to and to the date set for closing.
- Consult and communicate with you throughout your entire real estate purchase process.
